How the bank sets your finance amount

The bank gives you the lowest of three amounts: what your salary allows after the debt burden ratio, what the loan-to-value ratio allows, and what you actually need after any support. The calculator shows all three and which one limits your finance.

Debt burden ratio by income

Monthly incomeAll commitments including the mortgageNon-mortgage commitments
SAR 15,000 or less55% (the text allows 65% for subsidised finance; banks apply 55% since 2025)45%
Above 15,000 and below 25,00065%45%
25,000 and aboveBank policy (usually 65% to 70%)—

In every band, personal finance instalments deducted from salary may not exceed 33.33% of it for employees and 25% for retirees.

Example: salary SAR 15,000 with a personal instalment of 2,000, a SAR 900,000 property, 25 years at 5%: the salary allows about 1,069,000 and the 90% LTV allows 810,000, so the finance is SAR 810,000 with an instalment of SAR 4,735 and a down payment of SAR 90,000.

Frequently asked questions

What debt burden ratio applies to home finance in Saudi Arabia?

Under SAMA's responsible lending principles for individuals: total commitments including the mortgage instalment may not exceed 55% of monthly income for incomes of SAR 15,000 or less, and 65% for incomes above 15,000 and below 25,000; above 25,000 it is left to bank policy. Personal finance instalments alone may not exceed 33.33% of salary, or 25% for retirees.

Was the DBR for subsidised finance cut to 55%?

The regulation allows 65% for housing-support beneficiaries with incomes of SAR 15,000 or less, but the business press reported in September 2025, citing banking sources, that banks now apply 55% to new finance in this band. The calculator assumes 55%, and you can choose 65% in the advanced options.

How much is the down payment for a first home?

At least 10% for a Saudi citizen's first home, as finance can reach 90% of the value. It can drop to 5% under the Real Estate Development Fund's down payment reduction programme for homes up to SAR 800,000. For a second home it is 30% at banks and 15% at real estate finance companies, and banks typically finance up to 70% for non-Saudis.

Can expats get a mortgage in Saudi Arabia?

Yes. Banks typically finance up to 70% for non-Saudi residents, some require a 30% or larger down payment, and property in Makkah and Madinah cannot be financed for non-Saudis. Housing support programmes are for Saudi citizens only.

What is the maximum mortgage term?

There is no regulatory cap on home finance tenor. 25 years is common, and some banks and Sakani beneficiaries get up to 30 years, provided your age at the last instalment does not exceed the bank's limit of 65 to 77.

How much are the admin fees?

No more than 1% of the finance amount or SAR 5,000, whichever is lower, plus VAT. Banks must include all fees in the disclosed annual percentage rate (APR).

What is the difference between a flat rate and the APR?

A flat rate is charged on the original amount for the whole term, so it looks lower: 4% flat over 25 years is about a 6.36% APR. Enter the APR shown in the bank's offer.
