Frequently asked questions

How much is the down payment for a property in Dubai?

For a first ready home up to AED 5 million: 20% for both residents and UAE nationals (financing up to 80%). Above AED 5 million: 35% for residents and 30% for nationals. For a second or investment property: 40% for residents and 35% for nationals. Off-plan property is usually financed at 50%.

What are the Dubai Land Department fees?

4% of the sale price (legally split between buyer and seller, but usually paid by the buyer), AED 580 for the title deed plus AED 20 in knowledge and innovation fees, and the registration trustee fee: AED 2,000 for properties under AED 500,000 and AED 4,000 above that, plus 5% VAT.

How much is mortgage registration?

0.25% of the loan amount plus about AED 290 in administrative fees, paid to the Dubai Land Department when the mortgage is registered.

Can the fees be added to the mortgage?

No. The Central Bank's loan-to-value limits apply to the property value only, so the fees — roughly 7% of the price — are cash on top of the down payment.

What is the maximum mortgage term?

25 years, provided the borrower's age at the final payment does not exceed the bank's limit, usually 65 for salaried employees and 70 for the self-employed.
